Common questions
How long does a commercial appraisal take?
Standard commercial reports typically take about 7 to 10 business days. Rush commercial appraisals are available in 5 to 7 business days. Timing depends on the property type, scope and how quickly documents and access are available. Call (805) 990-9700 for a timeline.
Do you offer rush appraisals?
Yes. Rush commercial appraisals in 5 to 7 business days, anywhere in California. Call (805) 990-9700 as early as possible and have your documents ready.
Who will I talk to when I call?
The appraiser. When you call (805) 990-9700, the phone gets answered and you talk directly with the appraiser on your assignment. No coordinator, no AMC portal.
What areas do you cover?
All of California. We are based in San Diego County and appraise property in every California city and county.
What property types do you appraise?
Office, retail, industrial and warehouse, multifamily (5+ units), mixed-use, gas stations, land, vineyards and agricultural property, hotels and motels, and special-purpose property.
Do you do residential appraisals?
We appraise residential property for the lenders, estates, attorneys and investors we already serve on commercial work.
Who are your typical clients?
Private and hard money lenders, fix-and-flip investors, attorneys, CPAs, trustees and executors.
What documents should I have ready?
The property address, the purpose of the appraisal, your deadline and the effective date if it is a past date. For income property: the rent roll, current leases, the trailing 12 months of operating statements and a contact for property access.
How much does an appraisal cost?
Fees depend on the property and the scope. Call (805) 990-9700 for a quote on your assignment. Fees are never tied to the appraised value.
Can you appraise a property as of a past date?
Yes. Retrospective appraisals value a property as of a past date, such as a date of death or date of separation, using market data from that time.
Can you guarantee a certain value?
No. No legitimate appraiser can. We provide an independent, supported opinion of value, and we never accept assignments that require a predetermined result.
Is your appraiser licensed?
Yes. Paul Marinkovich is a California Certified General Appraiser, BREA license AG006592. You can verify it on the California Bureau of Real Estate Appraisers website.
