Coverage
Which parts of Bakersfield and Kern County do you cover?
All of it. Kern County has 11 incorporated cities: Arvin, Bakersfield, California City, Delano, Maricopa, McFarland, Ridgecrest, Shafter, Taft, Tehachapi and Wasco. A lot of its commercial property also sits outside city limits: orchards, vineyards, dairies, packing houses, industrial yards and highway property. Our team appraises commercial property across the county and in neighboring Tulare County and the Antelope Valley. We are based in San Diego County and do not have a Bakersfield office. The appraiser on your assignment inspects the property in person.
"We do everything everywhere in California" is how Paul Marinkovich puts it. A lender can have a cold storage building in Delano this week and a deal in Fresno, Los Angeles or the Inland Empire next week and use the same appraisal firm for all of them. Own farms or buildings in several counties? See multi-property portfolio appraisals, farm and ranch appraisals with several parcels and every county we cover.

What local factors affect a Bakersfield or Kern County commercial appraisal?
A citrus orchard near Arvin, a truck terminal off Highway 99 and a medical office building in southwest Bakersfield are three different appraisal problems. A well-supported appraisal here accounts for things like these:
- Agriculture drives the land market. The Kern County Department of Agriculture and Measurement Standards reports a gross agricultural value of $7,960,900,835 for 2024, down from $8,626,533,000 in 2023. Citrus, grapes, carrots, almonds and pistachios were the top five commodities. Orchards and vineyards are part of the real estate, so their variety, age, condition and yield history matter, and so does demand for the packing, processing and storage buildings that serve them. See farm and ranch appraisals in California.
- Groundwater is a value question. Under the Sustainable Groundwater Management Act, the Valley's basins have to reach sustainability by 2040, and groundwater sustainability agencies can limit pumping and set extraction allocations (Water Code Section 10726.4). After the state found the Kern County Subbasin's earlier plans inadequate, the State Water Board voted on September 17, 2025 not to place the subbasin on probation, and it formally returned the subbasin to the Department of Water Resources on December 8, 2025. The subbasin's 20 local agencies still have to carry out their plans, including ramping down land subsidence. Wells, district deliveries and the local plan can separate two parcels with the same soil. (General information. Ask the groundwater agency or your attorney about a specific parcel.)
- Williamson Act contracts. Many Kern farm parcels are under Williamson Act or Farmland Security Zone contracts. A contract restricts land to agricultural or open space use for an initial term of at least ten years (Government Code Section 51244), renews each year, and lowers the assessment. Whether a parcel is under contract, or how far along nonrenewal is, changes what a buyer is getting. (General information. Ask the county or your attorney how a contract applies.)
- Oil field and industrial demand. The west side and the areas north of Bakersfield have a deep market for industrial yards, shop buildings and outdoor storage. Use, zoning, access, site improvements and any environmental questions all matter. We appraise the real estate; we do not do environmental assessments, so a Phase I or other report from a qualified consultant is part of the file when there is a concern.
- High-speed rail. The California High-Speed Rail Authority is building a 119-mile Central Valley segment from Madera County through Fresno, Kings and Tulare counties to Kern County. Property near the alignment can be affected by severed parcels, access changes and partial takings. See eminent domain appraisals.
- Fire in the mountains. The Borel Fire started July 24, 2024 along Highway 178 in the Kern River Valley, burned 59,288 acres and destroyed 223 structures. For mountain and foothill property, hazard exposure, insurance and rebuilding matter. See casualty loss appraisals for before-and-after values.
- Rent rules for apartments. Civil Code Section 1947.12 limits most rent increases to 5 percent plus the change in the cost of living, or 10 percent, whichever is lower, with exemptions such as newer buildings. Which rules apply to each unit shapes the rent roll and the value. (General information. Ask your attorney how the rules apply to a specific building.)
- Cannabis is city by city. Each city and county decides whether cannabis businesses can operate there (Business and Professions Code Section 26200), so a building can have very different possible uses on either side of a city line. See cannabis property appraisals.
- Prop 13, Prop 19 and appeal deadlines. A sale, a transfer at death or a buyout that shifts control of an entity can trigger reassessment. Under Prop 19, the parent-child exclusion is now limited to a family home or family farm, with a value limit. For 2026, the State Board of Equalization lists November 30, 2026 as the end of the regular assessment appeal filing period in Kern County. See property tax appeal appraisals and confirm your deadline with the Clerk of the Board.
Who orders commercial appraisals in Bakersfield and Kern County?
Private and hard money lenders. We provide collateral appraisals for private lenders with a timeline you can plan a closing around, including bridge loans, construction and as-complete values, blanket loans across several properties or farm parcels and fix-and-flip loans. Private lenders: call (805) 990-9700 for a quote and timeline today.
Estates and trusts. The Kern County Superior Court hears probate at the Juvenile Justice Center, 2100 College Avenue, Bakersfield, where the probate department moved in January 2022. In a formal probate, the court-appointed probate referee values the real property for the inventory. Private date-of-death appraisals are commonly used for trust administration, stepped-up basis, estate tax filings and dividing farms and buildings among heirs. See trust administration appraisals.
Divorce. Family law is heard at the Metropolitan Division Justice Building, 1215 Truxtun Avenue, with family law locations in Delano, Lamont, Mojave, Ridgecrest and Shafter as well. We provide date of separation and current value divorce appraisals of commercial and agricultural property, and residential property alongside it. When a marital estate holds several properties, see divorce appraisals of commercial property.
Partners, co-owners and litigation. Most civil courtrooms are at 1215 Truxtun Avenue too. Family farms and buildings are often owned by siblings, partnerships or LLCs, so we appraise for partner and LLC buyouts, partnership disputes and litigation, partition actions, fractional interests and retrospective appraisals as of a past date.
Developers and investors. For land on the edge of the city, infill sites and conversions, a highest and best use or feasibility study can answer what a site supports before you buy or build.
Attorneys and CPAs: call (805) 990-9700 to scope a date-of-death, divorce or retroactive appraisal.

Yes. Our team appraises commercial property in Bakersfield and all 11 Kern County cities, from Delano and Wasco to Taft, Tehachapi and Ridgecrest, plus unincorporated farm land, oil field country and desert property. We are based in San Diego County and do not have a Bakersfield office. The appraiser on your assignment inspects the property in person. Call or text (805) 990-9700.
Do you only do certain kinds of appraisals in Kern County?
No. We appraise every commercial property type, including farmland, orchards, vineyards, packing and cold storage, industrial yards, warehouses, office, retail, apartments, hotels, gas stations, land and new construction. We also prepare every kind of commercial appraisal report: lending, estate and date-of-death, trust, divorce, partnership buyouts, litigation, retrospective, property tax appeal and more.
Can you appraise an orchard or vineyard near Bakersfield?
Yes. Agricultural property is part of our regular work. The trees or vines are part of the real estate, so the appraisal looks at variety, age, condition and yield history along with soils, water, wells and any Williamson Act contract. Call (805) 990-9700 to talk through the property.
How does groundwater affect farm land values in Kern County?
Under the Sustainable Groundwater Management Act, the Kern County Subbasin has to reach sustainability by 2040, and local groundwater agencies can limit pumping. Two parcels with similar soil can sell very differently depending on wells, district water and the local plan. The appraisal accounts for the water situation of the specific property. For legal questions about water rights, talk to your attorney.
How fast can you turn around a Bakersfield commercial appraisal?
