Multi-property portfolios, statewide
Multi-Property Portfolio Appraisals Anywhere in California
A loan secured by six buildings in four counties. A trust that holds apartments in Sacramento, a warehouse in the Inland Empire and ranch land in North County. A family partnership splitting up a dozen properties. You can hire a different local appraiser for each one, or you can make one call. Our team appraises every property in your California portfolio, anywhere in the state, and you talk directly to the appraiser on your assignment the whole way through.

Why use one appraisal firm for a whole California portfolio?
Paul Marinkovich puts it simply: "We do everything everywhere in California." That matters most when the properties are spread out. A lender can have a job in San Francisco one day and Los Angeles the next. A trust can hold a storefront in Ventura County and a vineyard in Paso Robles. When each property goes to a different local shop, you end up with different report formats, different assumptions, different timelines and a stack of phone numbers. One firm means one engagement, one set of instructions, one person to call about every property and reports that read the same way from the first property to the last.
It also means you are not talking to a coordinator. With an appraisal management company you usually talk to an associate, not the appraiser, so it is hard to get a handle on any one property, let alone ten. With us, you talk to the appraiser on your assignment. We pick up the phone, and we are your ears and eyes on each property.
We have been appraising across California since 1983, including more than 2,500 appraisals for California Mortgage Association members. We are an approved appraiser for lenders including Val-Chris Investments, Inc., Stonecrest and East West Bank. The work ranges from assignments like the Procore campus in Carpinteria, about $86 million, to plenty of half a million dollar properties. See our statewide coverage.
Every property type and every kind of appraisal, across the portfolio
A real portfolio is rarely one property type. We appraise office, retail, industrial and warehouse, multifamily and apartments, mixed-use, gas stations, hotels and motels, land and development, vineyards, wineries and agricultural property, new construction and subdivisions, medical, residential care and religious facilities, special-use property and leasehold interests, plus high-end residential for clients who also own commercial property. See the full list of property types we appraise.
The purpose can be anything a single-property appraisal covers: hard and private money lending, purchase and refinance, construction and as-complete values, fix-and-flip and ARV, estate and trust, date of death and step-up basis, divorce and dissolution, retroactive values, litigation and partnership disputes, partition, tax appeals, eminent domain, fractional interests, casualty loss, highest and best use and consulting. Portfolio work is one example of what we do, not a separate menu. See commercial appraisals and all services.
Lenders: blanket loans and multi-property deals
Private and hard money lenders often lend against several properties at once: a blanket loan across a borrower's rentals, a cross-collateralized bridge loan, or a refinance that pulls a mixed portfolio into one note. Each property still needs its own supported value, and the loan file needs the reports to arrive in a usable order. Tell us which properties drive the loan amount and we schedule those first. See hard money appraisals and our guide to commercial bridge loan appraisals.
One point worth settling early: the sum of the individual values is not automatically what the properties would bring if sold together in one transaction. If your credit decision needs a value for the portfolio as a whole, say so on the first call so the scope of work covers it.
Trusts, estates and family partnerships
Estates and trusts are where portfolios show up most often. A successor trustee may need date-of-death values for every property as of the same date, and in California a change in ownership statement (BOE-502-D) is filed with the assessor in each county where the decedent owned real property. One firm valuing every property as of one date keeps the numbers consistent for the trustee, the beneficiaries and the CPA. See trust administration appraisals and date of death appraisals.
Family partnerships and LLCs that are dividing properties, buying out a partner or rebalancing between siblings need the same thing: every property valued on the same basis so nobody feels the split was tilted. We appraise the real estate. If the assignment also calls for discounts on an ownership interest in the entity, that is a separate business valuation, and your attorney or CPA can bring in that specialist.
Divorce, litigation and tax appeals with more than one property
In a California divorce, a marital estate with several buildings usually needs each one valued as of the same date, often current value and sometimes a value at the date of separation. In partnership disputes and partition cases, consistency between properties is what holds up when the other side starts asking questions. See divorce appraisals and litigation appraisals.
Owners appealing assessments on several properties face different calendars: the 2026 regular filing period ends September 15 in some counties and November 30 in most others. We can value each property as of the January 1 lien date and help you plan which ones to do first. See property tax appeal appraisals.
How to start a portfolio appraisal
Call or text (805) 990-9700. Send a simple list: each property's address, property type, how it is owned, the purpose of the appraisal, any required effective date, who will rely on the reports and your deadlines. Rent rolls, operating statements and leases for the income properties help. We confirm scope, documents, inspection scheduling by region and timing on that first call.
Rush commercial appraisals are available in 5 to 7 business days. Standard timing depends on the property and scope. Call (805) 990-9700 for a timeline on your assignment. Our opinions are independent: we never take an assignment that requires a predetermined result, and our fees are never tied to the value.
This page is general information, not legal or tax advice. Talk to your attorney or CPA about how the appraisals fit your matter.

Notable assignments
From $86 million campuses to half-million-dollar buildings
113-unit Holiday Inn Express near the gate of Yosemite
Appraised for a California Mortgage Association member lender. A prior appraisal had the hotel at $60 million. Our value came in at about $38.5 million. An independent number is what protects a lender.
Procore campus, Carpinteria
A corporate campus valued at about $86 million.
And plenty of smaller properties
In Paul’s words: “We do plenty of half a million dollar properties as well.” Same appraiser, same care, whatever the size.

Frequently Asked Questions
Can one appraisal firm handle a portfolio across California?
Yes. Our team appraises commercial property in every California city and county, so a portfolio with properties in San Diego, Los Angeles, the Inland Empire, the Bay Area and Sacramento can stay with one firm and one point of contact. Call or text (805) 990-9700 with the property list.
Do I get one report or a report for each property?
It depends on who will rely on the reports. Lenders usually want a separate, supported value for each property, and that is the common format. If you need another format, or a value for the portfolio as a whole, we settle that in the scope of work on the first call.
Is the portfolio value just the sum of the individual property values?
Not automatically. What several properties would bring sold together in one transaction can differ from the total of their individual values. If you need a value for the whole portfolio, say so up front so the appraisal is scoped for it.
Can every property be valued as of the same date?
Yes. Estates, trusts, divorces and tax appeals often need one effective date for every property, such as a date of death, a date of separation or the January 1 lien date. For a past date, each property is appraised as a retroactive appraisal as of that date.
What property types can be in the portfolio?
Any of them: office, retail, industrial, multifamily, mixed-use, gas stations, hotels and motels, land, vineyards and agricultural property, new construction, special-use property and related high-end residential. We appraise real estate only, not personal property or business interests.
How long does a portfolio appraisal take?
Rush commercial appraisals are available in 5 to 7 business days. Standard timing depends on the property and scope, and on how many properties are in the portfolio. Call (805) 990-9700 and we will lay out a timeline and which properties come first.
