Coverage
Which parts of Fresno County and the Central Valley do you cover?
All of it. Fresno County has 15 incorporated cities, from Clovis and Fresno to Huron and Coalinga on the west side, but much of the commercial value here sits outside city limits, in orchards, vineyards, dairies, packing houses and ranches. Our team appraises commercial property across the county and in the neighboring Madera, Kings and Tulare counties. We are based in San Diego County and do not have a Fresno office. The appraiser on your assignment inspects the property in person.
"We do everything everywhere in California" is how Paul Marinkovich puts it. A lender can have a packing house in Selma this week and a deal in Los Angeles, Sacramento or the Bay Area next week and use the same appraisal firm for all of them. Own farms or buildings in several counties? See multi-property portfolio appraisals, farm and ranch appraisals with several parcels and every county we cover.

What local factors affect a Fresno or Central Valley commercial appraisal?
A pistachio orchard on the west side, a cold storage building in Fowler and an office building in north Fresno are three different appraisal problems. A well-supported appraisal here accounts for things like these:
- Agriculture drives the economy and the land market. Fresno County reports $9,029,122,000 in agricultural production for 2024, its highest value yet, from more than 350 crops on about 1.88 million acres of farmland. Almonds, grapes and pistachios led the 2024 list. Orchards and vineyards are part of the real estate, so their variety, age, condition and yield history matter, and so does the demand for the packing, processing and storage buildings that serve them. See farm and ranch appraisals in California.
- Water is often the biggest variable. Under the Sustainable Groundwater Management Act, the Valley's overdrafted basins have to reach sustainability by 2040, and groundwater sustainability agencies can limit pumping and set extraction allocations (Water Code Section 10726.4). Next door in Kings County, the State Water Board placed the Tulare Lake Subbasin on probation on April 16, 2024, which requires most pumpers to report extractions and pay fees. Wells, surface water rights or district deliveries and the local groundwater plan can separate two parcels with the same soil. (General information. Ask the groundwater agency or your attorney about a specific parcel.)
- Williamson Act contracts. The Fresno County Assessor explains that a contract restricts land to agricultural or open space use for at least ten years, renews every year, and lowers the assessment. Ending one starts a nine-year nonrenewal period (19 years in a Farmland Security Zone), and parcel maps show "AP," "FSZ" or "NR" notations. Whether a parcel is under contract, or how far along nonrenewal is, changes what a buyer is getting. (General information. Ask the county or your attorney how a contract applies.)
- High-speed rail. The California High-Speed Rail Authority is building a 119-mile Central Valley segment from Madera through Fresno, Kings and Tulare counties to Kern County. Its October 2026 status report shows 92 miles of guideway complete and all 2,288 parcels it needed for that construction delivered. Property near the alignment and the planned stations can be affected by severed parcels, access changes and partial takings. See eminent domain appraisals.
- Fire in the foothills and the Sierra. The Creek Fire started September 4, 2020, burned 379,895 acres in Fresno and Madera counties and destroyed 856 structures. For foothill and mountain property, hazard exposure, insurance and rebuilding matter. See casualty loss appraisals for before-and-after values.
- Rent rules for apartments. Civil Code Section 1947.12 limits most rent increases to 5 percent plus the change in the cost of living, or 10 percent, whichever is lower, with exemptions such as newer buildings. Which rules apply to each unit shapes the rent roll and the value. (General information. Ask your attorney how the rules apply to a specific building.)
- Cannabis is city by city. Each city and county decides whether cannabis businesses can operate there (Business and Professions Code Section 26200), so a building or a greenhouse can have very different possible uses on either side of a city line. See cannabis property appraisals.
- Prop 13, Prop 19 and appeal deadlines. A sale, a transfer at death or a buyout that shifts control of an entity can trigger reassessment. Under Prop 19, the parent-child exclusion is now limited to a family home or family farm, with a value limit. For 2026, the State Board of Equalization lists November 30, 2026 as the end of the regular assessment appeal filing period in Fresno, Madera and Tulare counties; Kings County's ended September 15. See property tax appeal appraisals and confirm your deadline with the Clerk of the Board.
Who orders commercial appraisals in Fresno and the Central Valley?
Private and hard money lenders. We provide collateral appraisals for private lenders with a timeline you can plan a closing around, including bridge loans, construction and as-complete values, blanket loans across several properties or farm parcels and fix-and-flip loans. Private lenders: call (805) 990-9700 for a quote and timeline today.
Estates and trusts. The Fresno County Superior Court hears probate at the B. F. Sisk Courthouse, 1130 O Street, Fresno, and a probate case starts with a petition filed with the Probate Clerk there. In a formal probate, the court-appointed probate referee values the real property for the inventory. Private date-of-death appraisals are commonly used for trust administration, stepped-up basis, estate tax filings and dividing farms among heirs. See trust administration appraisals.
Divorce. Family law, including divorce and marital property division, is also heard at the B. F. Sisk Courthouse. We provide date of separation and current value divorce appraisals of commercial and agricultural property, and residential property alongside it, for family law attorneys and their clients.
Partners, co-owners and litigation. Civil cases are heard at the Sisk Courthouse too. Family farms are often owned by siblings, partnerships or LLCs, so we appraise for partner and LLC buyouts, partnership disputes and litigation, partition actions, fractional interests and retrospective appraisals as of a past date.
Developers and investors. For land on the edge of a city, infill sites and conversions, a highest and best use or feasibility study can answer what a site supports before you buy or build.
Attorneys and CPAs: call (805) 990-9700 to scope a date-of-death, divorce or retroactive appraisal.

Fresno and Central Valley Commercial Appraisal FAQ
Do you appraise commercial property in Fresno and the Central Valley?
Yes. We appraise commercial property in all 15 cities of Fresno County, including Fresno, Clovis, Sanger, Reedley, Selma, Kingsburg, Kerman, Mendota and Coalinga, plus the unincorporated farm country and the neighboring Madera, Kings and Tulare counties. Every commercial property type and every kind of commercial appraisal. Our team is based in San Diego County and the appraiser on your assignment inspects the property in person. Call or text (805) 990-9700.
Do you appraise farmland, orchards and vineyards in Fresno County?
Yes. Fresno County reported a record $9.03 billion in agricultural production in 2024, and almonds, grapes and pistachios led the list. We appraise orchards, vineyards, row crop ground, dairies, packing and cold storage buildings and ranches, and we look at the things that drive value here: water supply, wells and district service, the age and condition of the trees or vines, and any Williamson Act contract. We value the real estate, not the farming business.
How does groundwater affect a Central Valley land appraisal?
A lot. Under the Sustainable Groundwater Management Act, groundwater agencies in overdrafted basins have to reach sustainability by 2040, and pumping limits or fees can follow. The State Water Board placed the Tulare Lake Subbasin in Kings County on probation in April 2024, which brings extraction reporting and fees. Two parcels with the same soil can be worth very different amounts depending on their water. General information only; ask your attorney or the groundwater agency how the rules apply to a parcel.
Where are probate and divorce cases heard in Fresno County?
The Fresno County Superior Court lists probate, family law and civil cases at the B. F. Sisk Courthouse, 1130 O Street, Fresno. In a formal probate, the court-appointed probate referee values the inventory. We provide private date-of-death, trust, divorce and litigation appraisals to trustees, executors, family law attorneys, CPAs and their clients.
Does a Williamson Act contract change the value of a Fresno County parcel?
It can. A contract restricts the land to agricultural and compatible uses for at least ten years and renews automatically each year, in exchange for a lower assessment. The Fresno County Assessor explains that ending one starts a nine-year nonrenewal period, or 19 years for a Farmland Security Zone. Whether a parcel is under contract or in nonrenewal is part of what a buyer is getting. General information; ask the county or your attorney about a specific parcel.
