The appraiser who inspects the property is the one who writes the report and takes your call.

This page covers the inland side, along Highway 78 and I-15. For Oceanside, Carlsbad, Encinitas, Poway and Fallbrook, see our North County San Diego page. For the City of San Diego, including Rancho Bernardo just south of Escondido, see San Diego commercial appraisals.

"We do everything everywhere in California" is how Paul Marinkovich puts it. A lender with a deal in Escondido this week and one in the Inland Empire or Orange County next week can use the same firm for both. Holding property in several counties? See multi-property portfolio appraisals.

What is a commercial property appraisal in Escondido, and who needs one?

A commercial property appraisal is an independent, supported opinion of a property's market value as of a specific date, prepared for a specific purpose and intended user. Around Escondido, that might be a private lender sizing a bridge loan on a San Marcos flex building, a trustee valuing a Valley Center grove as of a date of death, two spouses dividing a Vista apartment building, or a mobilehome park owner who needs a value for a refinance. Same kind of property, different purposes, and the report has to fit the one you have.

What local factors affect an Escondido commercial appraisal?

A freeway warehouse in Escondido, a mobilehome park off Mission Road and a vineyard outside Ramona are three different appraisal problems. A well-supported appraisal here accounts for things like these:

  • Mobilehome rent control in Escondido. Escondido voters approved the Mobilehome Rent Control Ordinance, known as Proposition K, in 1988. Under it, a park owner who wants to raise the rent of an existing resident must first get approval from the Mobilehome Park Rental Review Board through a public hearing, and the City Council sits as that board. The city's own rent control history (updated February 2019) reported that 40.7% of the city's mobilehome spaces were subject to rent control at that time, with the rest leased at market rates for reasons including co-ownership, vacancy decontrol and long-term leases. For a park appraisal, which spaces are controlled, the approved rents and the gap to market rents drive the income approach. Apartment rents in the area generally fall under state law in Civil Code Section 1947.12, with exemptions. (General information. Ask your attorney how the rules apply to a specific property.)
  • The San Pasqual Valley. Just southeast of Escondido, the San Pasqual Valley plan area covers about 14,000 acres and is largely owned by the City of San Diego Public Utilities Department, with orchards, vines, field crops, dairy operations and pasture. Much of that land is farmed under city leases, so a property there may be a leasehold interest rather than land a buyer can own outright. That changes what is being appraised.
  • Groves, nurseries and water. Valley Center, Pauma Valley and the hills around Escondido hold avocado and citrus groves, nurseries and ranches. The county's 2024 Crop Report puts San Diego agriculture at $1.67 billion, led by nursery crops, with avocados fourth. Water source, district and cost per acre-foot are central to grove value, and they belong in any agricultural appraisal.
  • The Ramona Valley wine region. The federal government established the Ramona Valley viticultural area in 2005, covering about 89,000 acres around the town of Ramona inside the larger South Coast wine region. For a vineyard or winery, the planted acreage, the improvements, tasting room permits and the land under the vines all need separate attention.
  • Transit and the Highway 78 corridor. NCTD's SPRINTER hybrid rail line runs 22 miles between Oceanside and Escondido through Vista and San Marcos, with 15 stations. Transit access can matter for multifamily and mixed-use sites near stations, and the Highway 78 and I-15 corridors carry much of the area's industrial and service commercial property.
  • Wildfire history. CAL FIRE's record of the Witch Fire, which started October 21, 2007 east of Ramona, lists 1,711 structures destroyed. Wildfire exposure can affect insurance cost and availability for rural and wildland-edge property, and that can show up in value and lending. If a fire has already damaged a property, see casualty loss appraisals in California.
  • Prop 13, Prop 19 and appeals. A change in ownership, including a transfer at death, can trigger reassessment by the San Diego County Assessor. Prop 19 kept a parent-child exclusion for a family farm, and Revenue and Taxation Code Section 63.2 applies it separately to each legal parcel, so a grove on several parcels can need several values. For 2026, the State Board of Equalization lists November 30, 2026 as the end of San Diego County's regular assessment appeal filing period. See property tax appeal appraisals. (General information. Talk to your attorney or CPA about your situation.)

Who orders commercial appraisals around Escondido?

Private and hard money lenders. We provide collateral appraisals for private lenders with a timeline you can plan a closing around, including bridge loans, construction and as-complete values, blanket loans and fix-and-flip loans. Private lenders: call (805) 990-9700 for a quote and timeline today.

Estates and trusts. Inland North County families often hold groves, ranch land, mobilehome parks and small commercial buildings in trusts. San Diego Superior Court's local rules put all probate cases in the Central Division, so probate filings from Escondido go to the Central Courthouse at 1100 Union Street, not Vista. In a formal probate, the court-appointed probate referee values the real property for the inventory. Private date-of-death appraisals are commonly used for trust administration, stepped-up basis, estate tax filings and disputes. See our San Diego date-of-death guide and farm and ranch appraisals with several parcels.

Divorce. Family law and civil cases from most of northern San Diego County are heard at the North County Regional Center, 325 South Melrose Drive in Vista. We provide date of separation and current value divorce appraisals of commercial and residential property. See divorce appraisals in San Diego.

Litigation, co-owners and public projects. We appraise for partnership disputes and litigation, partition actions, fractional interests, eminent domain when a road or water project takes part of a property, and retrospective appraisals as of a past date.

Developers and investors. For land, subdivisions and redevelopment sites, a highest and best use or feasibility study can answer what a site supports before you buy or build.

Attorneys and CPAs: call (805) 990-9700 to scope a date-of-death, divorce or retroactive appraisal.

What property types do you appraise around Escondido?

Those are examples, not the whole list.

How does Escondido mobilehome rent control affect a park appraisal?

Escondido voters approved the Mobilehome Rent Control Ordinance, known as Proposition K, in 1988. A park owner who wants to raise an existing resident's space rent must first get approval from the Mobilehome Park Rental Review Board, and the City Council sits as that board. The appraisal looks at which spaces are controlled, the approved rents, the market rents for the rest and the park's expenses. General information; ask your attorney how the ordinance applies to a specific park.

Can you appraise a grove or farm in Valley Center or Pauma Valley?

Yes. We appraise avocado and citrus groves, nurseries, ranches and other agricultural land, looking at the trees, irrigation, water source and cost, the improvements and the land. For a grove held in a trust, Prop 19's family farm exclusion applies to each legal parcel separately under Revenue and Taxation Code Section 63.2, so each parcel may need its own value. General information; talk to your attorney or CPA.
