Coverage

Which North County cities and communities do you cover?

All of them. North County is our own backyard: our team is based in San Diego County and appraises commercial property from the Camp Pendleton fence line south to Del Mar, and from the coast east to Valley Center, Ramona and Pala. That covers the incorporated cities of Oceanside, Carlsbad, Encinitas, Solana Beach, Del Mar, Vista, San Marcos, Escondido and Poway, and unincorporated communities such as Fallbrook, Bonsall, Valley Center and Rancho Santa Fe.

One accuracy note, because it trips up a lot of searches: Sorrento Valley, Torrey Pines, Carmel Valley and Rancho Bernardo are often lumped in with North County, but they are inside the City of San Diego. We appraise there too, and those markets are covered on our San Diego commercial appraisal page.

"We do everything everywhere in California" is how Paul Marinkovich puts it. A lender can have a deal in Oceanside this week and one in Sacramento next week and use the same firm for both. Own property in several counties? See multi-property portfolio appraisals and every county we cover.

What local factors affect a North County commercial appraisal?

North County is not one market. A flex building in Carlsbad, a grove in Fallbrook and a storefront on Coast Highway each turn on different facts. A well-supported appraisal accounts for things like these:

  • Carlsbad's business parks and the airport. McClellan-Palomar Airport is owned and operated by the County of San Diego and sits in Carlsbad, with Palomar Airport Road along its south side. The business parks around it hold much of North County's office, R&D and industrial space. The City of Carlsbad's 2022 Business Report tracks life sciences, information and communications technology, cleantech, and sports innovation and design (golf clubs, surfboards and other recreational products) among the city's main industry clusters, so tenant mix and lab or flex build-out matter in the income analysis. Property near an airport can also face land use compatibility limits on height and use.
  • The Highway 78 corridor and Poway. Vista, San Marcos and Escondido carry the inland industrial and service base along Highway 78, and the City of Poway describes the Poway Business Park as a 700-acre complex that holds the city's main commercial area. NCTD's SPRINTER hybrid rail line runs 22 miles from Oceanside to Escondido through Vista and San Marcos, with 15 stations along the corridor, which matters for transit-area multifamily and mixed-use sites.
  • Camp Pendleton. SANDAG describes Marine Corps Base Camp Pendleton as more than 125,000 acres, bordered by Oceanside to the south and Fallbrook to the east, with an average daytime population of about 80,000. It lists Carlsbad, Escondido, Fallbrook, Oceanside, San Marcos and Vista among the communities that provide housing and services for the base population. That shapes rental demand, retail and services in the northern part of the region, and the base itself keeps a long stretch of coast and backcountry undeveloped.
  • The Coastal Zone. Oceanside, Carlsbad, Encinitas, Solana Beach and Del Mar all have land in the California Coastal Zone. Development there needs a coastal development permit, issued by the California Coastal Commission or by the city under a certified local coastal program, and status varies by city and by area. Permitting limits, bluff-top setbacks and parking rules can change redevelopment potential and highest and best use.
  • Water for groves and nurseries. Fallbrook is often called the "Avocado Capital of the World," and the county's 2024 Crop Report puts San Diego agriculture at $1.67 billion, led by nursery crops, with avocados fourth at about $99.4 million. For farmland, water is a central cost. The Fallbrook Public Utility District left the San Diego County Water Authority and switched to Eastern Municipal Water District on January 1, 2024, and Rainbow Municipal Water District finished the same move on November 1, 2024. Which district serves a parcel, the water source and the cost per acre-foot all belong in an agricultural appraisal.
  • Wildfire exposure. Inland North County has a real fire history. CAL FIRE's record of the Lilac Fire, which started near Bonsall in December 2017, shows 4,088 acres burned and 157 structures destroyed. Insurance cost and availability can affect value and lending. If a fire has already damaged a property, see casualty loss appraisals in California.
  • Prop 13 and reassessment. A change in ownership, including a transfer at death, can trigger reassessment by the San Diego County Assessor, which is one reason trustees often need a date-of-death value early. For 2026, the State Board of Equalization lists November 30, 2026 as the end of San Diego County's regular assessment appeal filing period. See property tax appeal appraisals and confirm the deadline with the clerk of the board. (General information. Talk to your attorney or CPA about your situation.)

Who orders commercial appraisals in North County?

Private and hard money lenders. We provide collateral appraisals for private lenders with a timeline you can plan a closing around, including bridge loans, construction and as-complete values, and fix-and-flip loans. Private lenders: call (805) 990-9700 for a quote and timeline today.

Estates and trusts. North County families often hold groves, ranch land and small commercial buildings in trusts. San Diego Superior Court's local rules include the North County Division in the Central Division for all probate cases, so probate matters are filed at the Central Courthouse at 1100 Union Street, with a drop-box at the Vista courthouse. In a formal probate, the court-appointed probate referee values the real property for the inventory. Private date-of-death appraisals are commonly used for trust administration, stepped-up basis, estate tax filings and disputes. See trust administration appraisals.

Divorce. The North County Regional Center at 325 South Melrose Drive in Vista is a full-service branch court that hears civil, family law and other cases, with a venue covering most of northern San Diego County. We provide date of separation and current value divorce appraisals of commercial and residential property for family law attorneys and their clients.

Litigation, co-owner disputes and public projects. Civil cases from most of North County are heard in Vista too. We appraise for partnership disputes and litigation, partition actions between co-owners, fractional interests, eminent domain when a road, rail or water project takes part of a property, and retrospective appraisals as of a past date.

Developers and investors. For land, subdivisions and redevelopment sites, a highest and best use or feasibility study can answer what a site supports before you buy or build.

Attorneys and CPAs: call (805) 990-9700 to scope a date-of-death, divorce or retroactive appraisal.

What property types do you appraise in North County?

Every commercial property type, including industrial, flex and R&D, office and life science, medical office, retail, multifamily (5+ units), mixed-use, hotels and motels, gas stations, land and subdivisions, new construction, avocado and citrus groves, nurseries and other agricultural property, care facilities, religious facilities and other special-purpose property, plus related high-end residential.

Do you do date-of-death and trust appraisals for North County property?

Do you appraise avocado groves and farmland in Fallbrook and Valley Center?

Yes. Agricultural appraisals in Fallbrook, Bonsall, Rainbow, Valley Center and Pauma Valley look at the land, the planting, improvements and water.
